6-Story Green Hills Development Reaches Final Planning Stage

As a real estate photographer serving the greater Nashville area, I'm always excited to see new development projects come to life. One such project that has reached its final planning stage is the 6-story mixed-use development in the Green Hills neighborhood of Nashville.

The project, located at 2121 Crestmoor Road, will transform a two-story office building into a vibrant new development that includes 98 residential units above 40,000 square feet of street-level retail space. Material Ventures is developing the property, which received unanimous preliminary approval in 2022, and the architectural firm Smith Gee Studio is designing it.

Some key details about the GreenHills development:

  • 6 stories in height, with the first 5 stories rising 75 feet and the top story set back an additional 10 feet

  • 90 residential units

  • 9,488 square feet of retail space

  • 199 parking spaces in a 2-level parking garage

  • Amenities include a courtyard and an elevated terrace

As the project photographer, I look forward to capturing the transformation of this site from a dated office building to a vibrant mixed-use destination. The modern design, with its ground-floor retail and residential units above, will blend seamlessly with the upscale Green Hills neighborhood.

I'm particularly excited about the plans to lower the ground floor to street level, allowing for a continuation of the sidewalk and improved pedestrian experience. The building's exterior will also feature a tree buffer, new sidewalks, bike lane markings, and a bioretention area - all of which will enhance the overall curb appeal.

This project is scheduled to go before the Metro Planning Commission on June 27th for final site plan approval. If approved, construction could begin shortly after, and I look forward to documenting the process from start to finish.
