James Robertson Parkway New Hotel

A new hotel and residential-anchored project will essentially complete the city block joining the News Channel 5 building, adjacent low-rise office building, and the recently built TownePlace Suites by Marriott. The project is located at 450 & 460 James Robertson Parkway near the State Capitol.



The project includes designers from the nearby Neuhoff District project, which includes Nashville-based Smith Gee Studio and New York-based S9 Architecture. 

Together, they've crafted a stunning southern-urban aesthetic, blending a balanced mix of warm, natural materials like brick, stone, and timber with sleek, modern accents. This captivating design creates a harmonious transition between the historic Germantown neighborhood and the dynamic downtown area, activated by a vibrant public plaza and retail paseo. Retail leasing for the project is brokered by Miller Fitts and Gary Shanks with JLL.

A request for major modification approval has been submitted for the two-parcel site zoned DTC. Once approved, the request will permit the new mixed-use development on the 2.1-acre site. The request was submitted by Smith Gee Studio, on behalf of the property owners.

The residential building will offer a variety of unit types, from spacious one-bedrooms to luxurious penthouses, each featuring high-end finishes and modern, open-concept layouts that maximize natural light and city views. The Moxy Hotel, part of Marriott's innovative gallery of lifestyle brands, will cater to the discerning traveler seeking an authentic Nashville experience. The 185-key hotel will boast thoughtfully designed guest rooms, ranging from stylish studios to elegant suites, all with a focus on functionality and modern flair. Guests will be drawn to the hotel's vibrant social spaces, including a lively lobby bar, a lush rooftop lounge with a pool and cabanas, and a trendy restaurant serving locally-inspired cuisine.

The retail component will bring new shopping, dining, and entertainment options to residents and visitors alike, further enhancing the vibrancy of the Germantown and downtown Nashville neighborhoods.


Overall, Phase 1 of the development includes a 10-story, 261-unit residential building with an integrated garage podium. Phase 2 includes an 8-story 185-key Moxy Hotel, expanding the Marriott gallery of brands. Both the residential building and the hotel have elevated pool deck amenities levels as well as interior amenities throughout each of the buildings.

The concave-shaped site is bordered by 4th Avenue to the North, Gay Street to the East, and James Robertson Parkway to the South. The westernmost edge of the existing parking lot, which abuts the News Channel 5 building, becomes a new commercial driveway, creating a new connection between James Robertson and 4th Avenue. There is also a residential parking garage entrance, loading dock, and other utility uses.


The resident lobby is located at the corner of 4th Avenue and the new commercial driveway, featuring a warm, inviting palette of natural materials and contemporary design elements. The street is activated by modern townhouse-style units with access to the public sidewalk, serving as a liner for the parking podium. There is a second entrance into the parking garage and another loading dock located on 4th Avenue North.

The Moxy Hotel Lobby is located along Gay Street, exuding a chic, urban vibe with its radial facade that organically ebbs and flows from Gay Street to James Robertson, dynamically occupying frontage on both streets. The entrance into the Public Plaza is situated between the existing hotel and the new Moxy, creating a seamless connection between the two. Guests will be drawn to the hotel's outdoor dining area, as well as the terraces and tiers that take advantage of the changes in grade between Gay Street and 4th Avenue. There are also two points of access to the existing hotel.

The covered entrance to the paseo is located on James Robertson, traversing below the second level of the hotel as it creates a bridge to the retail shell building within the paseo. 


Retail Shops

The retail shell lines the paseo as it intersects the public plaza, offering a variety of dining, shopping, and entertainment options. Plans also note that there is a public plaza above a portion of the retail shell building, providing a serene oasis in the heart of the bustling development.

The project is slated for the 5/23/2024 Metro Planning Commission agenda, and its approval will undoubtedly be a significant step forward in the continued growth and prosperity of Nashville's dynamic urban landscape.
